The properties we advertise here online are just a small selection of what we are able to offer you. Once we have received a full property brief from you, our work really gets started.

Search for property

For us, this is one of the most important steps in the process. Every property purchase is driven by a unique set of criteria. A home that fits the bill for one client, is radically different for another. We take the time to understand your dreams, goals, likes, dislikes, how you like to spend your time and your budget and financing options so that we are able to explore the possible options accurately on your behalf.

Once we are clear about the property criteria, we will shortlist a number of suitable locations and work with our database and contact network to shortlist suitable options. We will provide detailed property specifications for your review and answer any specific queries relating to the property before arranging viewings.

There are a number of ways we can manage viewings. If you are in the local area, then nothing beats seeing a property with your own eyes, but that is not always possible. If you can’t be here in person, leave it to us to attend visits on your behalf, incorporating live video calls and virtual tours for a complete walk-through of the properties in question.

We will support you through the decision-making process so that you have weighed up all pros and cons before making an offer on any property. We then go on to coordinate with sellers, their agents and lawyers to negotiate the final price. Sellers will typically require a €6,000 reservation fee, which is often followed by a 10% deposit to take the property off the market.

There are a number of contracts that need to be drawn up to secure the purchase of a property at each phase in the buying process. Our job is to make sure that the conditions of these contracts are in your favour and that any payments you make are legally protected.

We will connect you with a reputable lawyer who will handle the legal conveyancing side of the purchase. They will conduct all the necessary searches with the town hall and property registry to ensure there are no complications with debts, licenses, ownership or planning issues. They will also calculate your final purchase costs (between 11-15%) including taxes to be paid, which vary according to the type of property you buy. You will typically pay around 1% of the property price on legal fees.

Should you need financing on your property, we will advise you on the best mortgage advisors or banks that we have experience working with. As a non-resident, you can typically qualify for a mortgage of up to 70%. More if you are a resident. We also advise undertaking a survey to ensure there are no structural concerns and will assist you with this.

Once all of the above checks have been conducted and the lawyer confirms that everything is above board, the signing of the deeds will be scheduled at the notary to complete. On this day you will receive the keys for your new property.

Should you need assistance with moving, furniture, decorating, renovating, utilities or day-to-day administration we will put you in touch with reliable local professionals to help with any aspect of your move transition.
